The newest completed golf community in Port St. Lucie, built by Kolter Homes and Taylor Morrison behind a gate. Every new-home purchase includes a resident membership covering the golf course, sports courts and clubhouse, with no initiation fee. Annual club dues are $5,000 and HOA dues $416 a month. Base prices run from about $571,990 for the smallest plan, just under 2,000 square feet, to $1,022,990 for the largest at over 4,200, with completed spec homes above that. The cleanest cost structure in the city: one HOA line, one dues line, no entry fee.
Tesoro Club
A private gated luxury golf community on roughly 1,400 acres near the St. Lucie River, with championship golf, racquet, swim, fitness and social programs. Its own homeowner membership offering has listed a full initiation of $30,000 with $15,500 in annual dues and a social membership at $5,000 initiation and $3,600 in dues; third-party trackers now report initiation in the $50,000 to $75,000 range. Because the figures move, get the current offering in writing and treat it as part of the purchase price, not an afterthought.
Glynlea Country Club at Wylder
Inside the Wylder master-planned community by GreenPointe Developers, Glynlea is the first signature course designed by Jim Furyk: a par 72 across 560 acres, more than 7,000 yards from the back tees, with an unusual configuration of five par-threes and five par-fives and four tee sets from 4,249 to 6,755 yards. The gated community offers maintenance-free homes by several builders priced from the $400s to over $1 million, and a ten-acre amenity campus is planned around the golf shop and courts that opened with the course. A new club means a new budget with no history, so ask for the membership plan and any capital contribution terms before contracting.

A private gated community of 434 homes on the North Fork of the St. Lucie River, wrapped around a Jack Nicklaus Signature par-72 course that winds through 402 acres of upland preserve, oak hammock and mature pine. Membership is optional, charged annually with no initiation fee, minimums or assessments, and open to non-residents. Country Club Estates and St. Lucie Trail Golf Club
A gated community of 548 homes in St. Lucie West divided among eleven neighborhoods, each with its own association, laid along St. Lucie Trail Golf Club. The course is an Old Florida-style 18 originally designed by Jim Fazio and revitalized over eighteen months, completed in 2014. It is open to the public and membership is not mandatory. St. James Golf Club
A gated, family-oriented community of 698 homes with 18 lakes and 34 acres of wooded preserve in north Port St. Lucie, with a clubhouse, fitness center, pool, courts and playground. The Champion Turf Club at St. James is a public course alongside. Golf here is scenery and convenience rather than obligation.
Sandpiper Bay and The Saints
The Saints at Port St. Lucie is the city-owned 18-hole course in the established Sandpiper Bay neighborhood, with a driving range, pro shop and restaurant. Most of Sandpiper Bay carries no HOA at all, which makes it the only place in the city where a golf-side address comes with neither dues nor rules. Two active-adult communities include golf as an amenity rather than as the organizing principle. Cascades, built primarily between 2000 and 2005, has a nine-hole course alongside its clubhouse, pool, tennis, pickleball and bocce. Costs Beyond the Dues
Dues are the visible number. Five others decide the real cost of a golf address:
- Initiation and its refundability. An equity membership may return part of the initiation on resale; a non-equity one does not. Ask which kind, and what the resale waiting list looks like.
- Cart, trail and locker fees. Often separate from dues, and often several hundred dollars a year each.
- Food and beverage minimums. Common in club communities, and charged whether or not you eat there.
- Capital contributions and assessments. Course renovations are expensive and periodic. A newer club has none in the rear-view mirror; an older one may have one ahead.
- The district. Verano and the St. Lucie West communities carry district assessments on the tax bill. They are not in the dues and not in the HOA.

Position relative to the tee and landing zone, ball exposure, the direction the home faces for afternoon sun, and whether the view is fairway, water or both all change the number.
