Gated Communities in Port St. Lucie: Every Option by Type, What the Gate Costs, and How to Compare Them

Port St. Lucie has more than two dozen gated communities, and they have almost nothing in common beyond the gate. Some are all-ages neighborhoods with a manned guardhouse and three pools; some are private golf clubs with five-figure initiation fees; some are 55+ villages with a virtual guard. This guide sorts them by type and explains what the association behind each gate is actually responsible for.

Quick Answer: What Are the Gated Communities in Port St. Lucie?

They fall into three groups. All-ages gated neighborhoods: Newport Isles, Lake Charles, Lake Forest, The Vineyards, Sawgrass Lakes, Country Club Estates, St. James Golf Club, Copper Creek and Veranda Gardens. Golf and luxury gated communities: PGA Village, PGA Village Verano, Tesoro, Ballantrae, Astor Creek, Glynlea Country Club and the riverfront Bay St. Lucie. Gated 55+ villages: Del Webb, Valencia at Riverland, Vitalia, Esplanade, LakePark, Telaro, Cresswind, Kings Isle, Cascades and Veranda Preserve. Dues run from about $200 a month at Newport Isles to $416 a month plus $5,000 in annual club dues at Astor Creek, and communities west of I-95 often add a Community Development District assessment on the tax bill. The gate is the least important line in any of those budgets.

What a Gate Does, and Does Not, Do

A gate controls vehicle entry. That is the whole of it. It does not, by itself, lower your insurance premium, raise your resale value or guarantee maintained landscaping. Those outcomes come from the association’s budget, reserves and rules, and from what the dues bundle.

Three distinctions matter more than the word “gated”:

  • Manned versus virtual. Newport Isles staffs a 24-hour guardhouse; Veranda Preserve uses a virtual guard. Staffing is one of the largest recurring lines in an association budget, which is why manned communities carry higher dues for otherwise similar homes.
  • Bundled versus bare. Some associations include lawn care, basic internet or cable, exterior painting on a cycle and amenity upkeep. Others cover the gate, the common roads and little else. Two $250 dues can buy very different things.
  • HOA only versus HOA plus district. West of I-95 — Tradition, Riverland, Verano, the Southern Grove corridor — a Community Development District assessment commonly appears on the tax bill in addition to the HOA. In St. Lucie West it is the Services District. Neither is optional, and neither is in the dues figure a portal displays. The HOA and CDD guide explains how to read both.

All-Ages Gated Communities

Newport Isles

Southeast Port St. Lucie. Single-family homes, condos and townhomes behind a 24-hour manned gate, with three pools and cabanas, a clubhouse, tennis, basketball and sand volleyball courts, a fitness center, a toddler pool and parks. Dues for 2026 are $200 a month for single-family homes and $311 for townhomes, covering basic internet, the clubhouse and the guard gate, with lawn care included for the townhomes. One of the clearest examples in the city of a bundled all-ages association.

Lake Charles

More than 1,100 homes near St. Lucie West with lakes, preserves, a clubhouse, pool and sports facilities, and no age restriction. Its size gives it a deep resale market and a stable budget base. Close to I-95, Clover Park and the St. Lucie West shopping corridor.

Lake Forest and The Vineyards

Two established gated neighborhoods inside St. Lucie West, convenient to shopping, restaurants and I-95. Both sit within the St. Lucie West Services District, so expect the district’s benefit and maintenance assessments on the tax bill in addition to the neighborhood HOA. Sawgrass Lakes

Five distinct gated sections, each with its own entrance, built by different local builders starting in 1998. Because each section has its own character and, in some cases, its own association, compare sections rather than treating Sawgrass Lakes as one product.

Country Club Estates

A gated golf community in St. Lucie West with 548 homes divided among eleven neighborhoods, each with its own association, laid along St. Lucie Trail Golf Club. St. James Golf Club

North Port St. Lucie: 698 homes, 18 lakes and 34 acres of wooded preserve behind a gate, with a clubhouse, fitness center, community room, pool, basketball and tennis courts, picnic area and playground. Family-oriented, with a public course alongside.

Copper Creek and Veranda Gardens

Newer gated communities from DiVosta. Veranda Gardens, in southeastern Port St. Lucie, offers single-story and two-story homes; Copper Creek is part of the newer construction wave. Newer means smaller reserves and builder-influenced budgets in the early years, so read the most recent budget rather than the sales brochure.

Golf and Luxury Gated Communities

PGA Village and PGA Village Verano

The city’s signature gated golf address. PGA Village is the older community of 34 subdivisions — condos, villas, townhomes and single-family homes — with optional club membership; Verano is the newer Kolter development beside it, with Cresswind as its 55+ section and South Florida’s largest private pickleball center. Tesoro

A private, gated luxury golf community on roughly 1,400 acres near the St. Lucie River. Club membership is part of the ownership analysis: the club’s own homeowner offering has listed a full initiation of $30,000 with $15,500 in annual dues and a social tier at $5,000 and $3,600, and third-party trackers now report higher figures. Obtain the current schedule in writing before making an offer.

Ballantrae

A private gated community of 434 homes on the North Fork of the St. Lucie River, wrapped around the Jack Nicklaus Signature course of the Santa Lucia River Club. Membership is optional and annual, with no initiation fee, and open to non-residents. The rare combination of gate, golf and navigable water.

Astor Creek Golf & Country Club

The newest built-out golf community, by Kolter Homes and Taylor Morrison. Every new-home purchase includes a resident club membership with no initiation fee; annual dues are $5,000 and HOA dues $416 a month. Base prices run from about $571,990 to $1,022,990 depending on plan, with completed inventory higher.

Glynlea Country Club

Inside the Wylder master-planned community by GreenPointe, Glynlea is built around Jim Furyk’s first signature course: par 72 over 560 acres, with an unusual five par-threes and five par-fives, more than 7,000 yards from the back tees and four tee sets from 4,249 to 6,755 yards. Homes are priced from the $400s to over $1 million, with a ten-acre amenity campus planned.

Bay St. Lucie

An upscale gated riverfront community. As with every waterfront purchase here, verify navigation, dock and seawall with the waterfront checklist; the gate says nothing about the water.

Gated 55+ Communities

Nearly every active-adult village in the city is gated, so the gate is not the differentiator; the amenity program and the fee stack are. Del Webb at Tradition, Valencia at Riverland (Cay, Walk and Vista), Vitalia, Esplanade, LakePark and Telaro at Tradition, Cresswind at Verano, Kings Isle in St. Lucie West, Cascades, and Veranda Preserve with its virtual guard. Fee figures are those published by the communities or their builders as of September 2026 and change annually. Gate and district status are stated by community; verify the specific homesite.

What the Gate Costs

Put the dues of any gated community through four questions before comparing them to a no-HOA street:

  1. What is bundled? Newport Isles includes internet and, for townhomes, lawn care. A $200 figure that replaces a $90 internet bill and a $120 lawn service is not a $200 cost.
  2. Is there a district assessment? Tradition, Riverland, Verano and St. Lucie West all have one. It is on the tax bill, not in the HOA, and it is often larger than the HOA.
  3. Is there a club? Tesoro and Glynlea are club communities; Astor Creek includes membership but charges $5,000 a year for it; Ballantrae and PGA Village make it optional. Optional today can become expected by the neighbors.
  4. What do the reserves look like? Manned gates, roads, lakes and pools are expensive to replace. A newer community with thin reserves can face a special assessment sooner than an older one that has funded them for twenty years. Ask for the reserve study.

How to Choose

Buyers who want the gate for predictability — maintained streets, enforced standards, a place to leave for the summer — are best served by the bundled all-ages communities: Newport Isles, Lake Charles and the St. Lucie West neighborhoods. Buyers who want golf as the organizing principle should read the golf communities guide before touring, because membership structure will decide the choice. People ask me if a gate is worth it. My answer is always the same: the gate is worth nothing. The association behind it is worth everything, or nothing, depending on what it does.

I have sold in St. Lucie West, in Tradition and in PGA Village, and I have read a lot of budgets. The dues that look expensive often bundle the lawn, the internet and a staffed gate; the dues that look cheap sometimes cover a gate and a road and leave you with a special assessment two years later. So we read the budget and the reserve study before we fall in love with the clubhouse. It takes an hour. I bring the coffee.

And if you are moving here from out of state, as many of my clients do, a bundled gated community is often the right first home in Florida: one payment, one call when something breaks, and neighbors who notice when you are away. I have helped families from Canada, Pennsylvania, Tennessee and Minnesota land that way, in English or en español, and most of them still call me.

Published 2026 figures range from $200 a month at Newport Isles for a single-family home to $416 a month at Astor Creek, where $5,000 in annual club dues is added. Communities west of I-95 and in St. Lucie West commonly add a district assessment on the tax bill that is not in the HOA figure.

Del Webb at Tradition, Valencia at Riverland, Vitalia, Esplanade, LakePark, Telaro, Cresswind at Verano, Kings Isle, Cascades and Veranda Preserve. Veranda Preserve uses a virtual guard rather than a staffed gate.

PGA Village, PGA Village Verano, Tesoro, Ballantrae, Astor Creek and Glynlea are golf communities. Country Club Estates and St. James Golf Club are gated neighborhoods beside public courses with no membership requirement.

Ballantrae and Bay St. Lucie sit on the North Fork of the St. Lucie River. Many others have lake frontage inside the community. Verify navigation, depth, bridges, dock and seawall before paying for river access.

Not meaningfully. Florida premiums are driven by roof age and material, construction year, wind mitigation features, distance to water and flood zone. A gate may earn a small discount with some carriers but never offsets an old roof.

Tesoro and the estate sections of PGA Village carry the highest price points, with portal listings in PGA Village reaching several million dollars. Astor Creek and Glynlea reach seven figures for new construction. Price and total cost differ: Tesoro’s club obligations add substantially to the purchase price.

Read the Budget Before You Admire the Gate
