FHA Loan in Port St. Lucie: 2026 Loan Limits, Down Payment, Mortgage Insurance and Condo Rules
An FHA loan in Port St. Lucie lets many buyers start with 3.5% down instead of a larger payment. This guide explains the parts that decide whether FHA fits your purchase here: the county loan limit, the credit score bands, the mortgage insurance, the condo list and what the appraiser will look at in a Florida house.
This guide explains how FHA financing usually works for a home purchase. It is not lending, legal or tax advice. Loan terms, rates and approval come from the lender, so confirm every number with an FHA-approved loan officer before you make an offer.
The Short Answer
An FHA loan in Port St. Lucie is a mortgage from a private lender that the Federal Housing Administration insures. With a credit score of 580 or higher, the minimum down payment is 3.5%. You pay an upfront and an annual mortgage insurance premium, and the loan amount must stay within the St. Lucie County limit.
- FHA does not lend money. It insures loans made by FHA-approved lenders (HUD Single Family Housing Policy Handbook 4000.1).
- For 2026, the national FHA limit for a one-unit home runs from a floor of $541,287 to a ceiling of $1,249,125, and each county falls somewhere in that range (HUD announcement of the 2026 loan limits).
- A score of 580 or higher allows 3.5% down. A score from 500 to 579 requires 10% down. Below 500, the loan is not eligible for FHA insurance (HUD Handbook 4000.1).
- The upfront mortgage insurance premium is 1.75% of the base loan amount and can be added to the loan (HUD Handbook 4000.1).
- A condo usually has to be in an FHA-approved project, which you can check on HUD’s condominium search (HUD FHA approved condominiums).

What is an FHA loan in Port St. Lucie, and who actually lends it?
An FHA loan is a mortgage that a bank, credit union or mortgage company makes, and the Federal Housing Administration insures. FHA is part of the U.S. Department of Housing and Urban Development, known as HUD. If the borrower stops paying, the insurance covers the lender’s loss, which is why lenders accept a smaller down payment and a wider range of credit histories.
That also means the loan officer, not FHA, quotes your rate, your closing costs and your final approval. Two lenders can offer the same FHA program with different pricing and different extra rules, which lenders call overlays. A lender may ask for a higher score than HUD’s minimum, for example. Comparing two or three written Loan Estimates is the simplest way to see the difference.
FHA financing is for a home you will live in. HUD expects at least one borrower to move in within 60 days of closing and live there for at least one year (HUD Handbook 4000.1). It is not a loan for a second home or a pure rental, although a two to four unit property can qualify when you live in one of the units.
In Port St. Lucie, FHA buyers are often shopping single-family homes in established sections of the city, newer homes in Tradition or St. Lucie West, and villas or condos in 55+ communities. Each of those has its own FHA detail, covered below.
What is the 2026 FHA loan limit in Port St. Lucie?
FHA caps how much it will insure, and the cap is set by county. For 2026, HUD set the national one-unit range at a floor of $541,287 and a ceiling of $1,249,125, for case numbers assigned on or after January 1, 2026 (HUD announcement of the 2026 loan limits). Lower-cost counties sit at the floor. Higher-cost areas sit above it.
Port St. Lucie, Tradition, St. Lucie West and Fort Pierce all use the St. Lucie County limit. St. Lucie County and Martin County form the Port St. Lucie metropolitan area, so Stuart, Palm City and Jensen Beach are usually priced on the same limit. Vero Beach and Sebastian belong to Indian River County, which has its own figure.
Lender websites do not always agree on the county number, so use the source lenders use: HUD’s own FHA Mortgage Limits search, with Florida and St. Lucie County selected (HUD FHA Mortgage Limits search). Your loan officer will confirm it on the Loan Estimate.
What the limit means for your price range
The limit applies to the base loan amount, not to the price of the house. A buyer who puts 3.5% down can buy a home priced a little above the limit divided by 0.965. A buyer who puts more down can go higher, as long as the loan itself stays under the cap. The upfront mortgage insurance financed into the loan does not count against the limit.
| Property type | 2026 national floor | 2026 national ceiling |
|---|---|---|
| One unit | $541,287 | $1,249,125 |
| Two units | $693,050 | $1,599,375 |
| Three units | $837,700 | $1,933,200 |
| Four units | $1,041,125 | $2,402,625 |

How much do you need down, and what credit score does FHA allow?
HUD ties the minimum down payment to the borrower’s credit score. The bands are simple, and they are the reason many first-time buyers look at FHA before anything else.
| Credit score | Minimum down payment | Maximum loan to value |
|---|---|---|
| 580 or higher | 3.5% | 96.5% |
| 500 to 579 | 10% | 90% |
| Below 500 | Not eligible for FHA insurance | None |

On a $350,000 home, 3.5% down is $12,250. That money can come from savings, and HUD also accepts gifts from family members and certain other donors when the gift is documented with a letter and a paper trail (HUD Handbook 4000.1). Closing costs are a separate amount, which is why the seller’s help in section 7 matters.
Debt matters as much as the score. The lender compares your monthly debts, including the new house payment, to your gross monthly income. In Port St. Lucie, that house payment includes property taxes, homeowners insurance and, in many neighborhoods, an HOA or a CDD assessment. What does FHA mortgage insurance cost, and does it ever go away?
Mortgage insurance is the price of the low down payment. FHA charges it in two parts, and both belong in your budget from the first day.
The upfront premium
The upfront mortgage insurance premium is 1.75% of the base loan amount (HUD Handbook 4000.1). On a $337,750 loan, that is $5,910.63. Most buyers add it to the loan instead of paying it in cash at closing.
The annual premium
The annual premium is paid monthly with the mortgage. For most 30-year FHA loans with a base amount at or below $726,200, HUD set it at 0.55% a year when the down payment is under 5%, and 0.50% with 5% or more down (HUD Mortgagee Letter 2023-05). On a $337,750 loan at 0.55%, that is about $155 a month in the first year, falling slowly as the balance drops.
How long it lasts
With less than 10% down, the annual premium normally stays for the life of the loan. With 10% or more down, it ends after 11 years. Many FHA owners later refinance into a conventional loan once they have enough equity, which removes FHA insurance, but that depends on rates and home values at the time.
This is the main trade-off with a conventional loan. A conventional loan with private mortgage insurance can cost less for a buyer with a strong score, while FHA often prices better for a buyer with a lower score or a higher debt ratio. Ask the lender to show both side by side.
Can you buy a condo, villa or 55+ home with an FHA loan?
Yes, but the building matters as much as the buyer. For a condominium, FHA generally requires the project to be on HUD’s approved list, which you can search by name and county (HUD FHA approved condominiums). When a project is not on the list, a lender can sometimes request a single-unit approval for one condo, if the building meets HUD’s conditions.
Check the status before you write an offer, not after. An approval can expire, and older buildings on the Treasure Coast may be finishing milestone inspections or reserve studies that affect a lender’s review. If you are selling a condo instead, read what non-warrantable means when you sell a Florida condo.
Many villas and attached homes in Port St. Lucie are legally a homeowners association, not a condominium. In that case, the condo list does not apply and the home is reviewed like a single-family house. The title search and the association documents show which one you are buying.
In 55+ communities, the age rule does not block FHA. The community’s own rules, fees and the legal form of the property still decide the paperwork.
What does the FHA appraisal check in a Port St. Lucie house?
An FHA appraisal does two jobs. It sets the value, and it checks the home against HUD’s minimum property requirements for safety, security and soundness (HUD Handbook 4000.1). The appraiser is not a home inspector, but obvious problems get noted and may need repair before closing.
Items that often come up in Florida homes include the roof, peeling paint on homes built before 1978, missing handrails, exposed wiring, a pool without working equipment, and water heaters or electrical panels that show damage. The roof deserves early attention, because it also drives the cost of homeowners insurance. Read what to know before buying a Port St. Lucie home with an older roof.
Flood rules apply too. If the home sits in a FEMA Special Flood Hazard Area, a federally backed loan such as FHA requires flood insurance. See how flood insurance works in Port St. Lucie for the map and the cost questions to ask.
Your own home inspection is still worth it. The appraisal protects the lender. The inspection is for you.
How much can the seller pay toward your FHA closing costs?
HUD allows the seller, builder and other interested parties to contribute up to 6% of the sales price toward the buyer’s closing costs, prepaid items and certain financing costs (HUD Handbook 4000.1). The contribution cannot be used for the down payment itself.
On a $350,000 purchase, 6% is up to $21,000. In practice the amount is negotiated, and it has to make sense next to the price. A seller who agrees to pay costs may hold firmer on the price, and the appraisal still has to support the contract.
Builders in Port St. Lucie often advertise closing cost help when you use their preferred lender. Compare that offer with an outside lender’s Loan Estimate before you decide. For how these credits usually work in this market, read how seller concessions work in Port St. Lucie.
One more FHA feature can help when you sell later: FHA loans can be assumable, which means a qualified buyer may take over your loan and its rate with the lender’s approval. See how selling with an assumable FHA or VA loan works.
Can an FHA loan be combined with Florida Hometown Heroes help?
Often, yes. Florida Housing’s down payment programs work alongside a first mortgage from a participating lender, and FHA is one of the first mortgage types those lenders offer (Florida Housing homebuyer programs). The assistance is a separate second loan with its own income limits, occupation rules and repayment terms.
Program rules change, so the only reliable answer for your situation comes from a Florida Housing participating loan officer. For an overview from Port St. Lucie, read how the Florida Hometown Heroes program works.
From experience
The FHA buyers who move fastest in Port St. Lucie usually do three things before they tour: they get a full pre-approval rather than a quick pre-qualification, they ask the lender for the St. Lucie County limit in writing, and they check the condo or HOA status of any attached home on their list. Clients have told me that a call to the lender early in the process made a difference. That call is part of how I work with buyers.

Frequently Asked Questions
HUD allows 3.5% down with a score of 580 or higher and 10% down with a score from 500 to 579. Below 500, the loan cannot be FHA insured. Many lenders set their own minimum above 580, so ask each lender for its score requirement before you apply.
Use HUD’s FHA Mortgage Limits search and select Florida and St. Lucie County. For 2026, every county falls between the national one-unit floor of $541,287 and the ceiling of $1,249,125. Your loan officer will also confirm the figure on the Loan Estimate.
No. Repeat buyers can use FHA too, as long as the home will be their primary residence. HUD expects a borrower to move in within 60 days of closing and live there for at least one year. Down payment programs paired with FHA may have their own first-time buyer rules.
It depends on your score, debts and down payment. FHA adds an upfront premium of 1.75% and an annual premium. Conventional loans use private mortgage insurance that can cost less with a strong score. Ask a lender for both Loan Estimates on the same home and compare the monthly payment and cash to close.
Usually the condo project must be on HUD’s FHA approved list, which you can search by name and county. If it is not listed, a lender may request a single-unit approval when the building qualifies. Many villas are homeowners associations rather than condos, and those follow single-family rules instead.
Yes, within limits. HUD lets the seller and other interested parties contribute up to 6% of the sales price toward closing costs, prepaid items and certain financing costs. The money cannot cover the down payment, and the appraisal still has to support the contract price.
